Kingsbrooke Townhouse Report: August 2013
There's something about fall that renews my spirit. I have a feeling it is also going to add even more demand to the Bristow real estate market. But before we get into talking about fall, let's take a look back at the Kingsbrooke townhouse market and see how it fared in August. As usual, we'll make comparisons to last month (July 2013) and last year (August 2012.)
TOWNHOUSES FOR SALE IN KINGSBROOKE
2 Listings were Active: Both Regular Sales
There were three fewer active Kingsbrooke townhouse listings as August came to a close, as there had been the previous month. There was no change in the high list price, month to month. However, low list price was up 4%. The average list price was up nearly 1% since last month and up 12.5% since last year. While we must understand that list prices are suggestions, these are nice trends. Will matter more if they repeat in the sold column.
TOWNHOUSES UNDER CONTRACT IN KINGSBROOKE
2 Listings were Under Contract: Both Regular Sales
There were the same number of Kingsbrooke townhouses under contract at the end of August as there had been in July. The high list price at time of contract was up 3.5%, but high marketing time 688% longer, compared to last month. The low list price at time of contract was down over 7% since last month and low marketing time gained a day, making it 33% longer. The average list price at time of contract was nearly 2% lower than it had been last month, but up over 16.5% since last year. The average marketing time was 467% longer than it had been last month, but only 113% longer than it had been last year. If I had to pick a worst month to place a home for sale in Bristow, it would be August, and I think the increases in marketing time show that.

One less Kingsbrooke townhouse made it to settlement in August than did in July. The high sold price was 7% higher than last month and the low sold price was under 1% higher. The high marketing time was 84% shorter and the low marketing time was 57% shorter, than it had been last month. Since there were no Kingsbrooke townhouse sales in August 2012, we only have the month to month comparison. The average sold price was up nearly 4% compared to last month. The average marketing time was 77% faster than it has been last month.
