All That Blogging is Beginning to Pay Off!

All That Blogging is Beginning to Pay Off!As the year begins to wind down, I always look to see where the bulk of my business originates.

This year has been a rather interesting year. It appears that all this blogging is beginning to pay off because 50% of my business this year was due to my internet presence. The remainder consists of 28% sphere of influence and 22% from sign calls.

When looking at buyers versus sellers, 81% of my business has been from buyers. That isn't too surprising given that 50% of my business is from the internet.

As we know, 90% of buyers begin their search on the internet and that is where the bulk of these buyers found me. Only 12% of my buyers were from my sphere. While 100% of my listings came from my sphere.

While I would like to increase my listing inventory, my numbers seem to show that sellers aren't using the internet as much as buyers. I believe the bulk of sellers use agents in their sphere or agents who send them direct mail. I don't do much direct mail but started a campaign a couple of months ago. I still haven't seen any business from that but I realize it will take several months before I see any real results.

Since the majority of my marketing is done on-line, it appears it's been worth the many hours I spend in front of the computer creating content. My neighborhood posts and monthly marketing reports are producing results. I'm sure glad I didn't throw in the towel like so many other agents who start blogging and then give up before they see any results. Hyper-local posts with quality content attracts buyers looking on the internet.

I would say that the vast proportion of prospective business is from my website. And yes, it is mostly buyers.

Tammie- The buyers are the bulk of your business because you are blogging for the buyers. You are blogging with the assumption that 90% + of buyers begin their home search online. This then, creates the subconscious dialogue to buyers when you blog. 

You can get sellers, a lot of sellers, from blogging. 

It is all about who your audience is. Your blog must speak to your audience. Buyers and sellers use totally different keywords online. Buyers look for homes to buy, sellers look for agents. Totally different points of entry. 

When short sales were starting up and no other agent in our area would even touch them- we got an average of 4 listings a week from just our AR blog- because I was blogging with the keywords that they typed in to find an agent who would take their short sale listing. Now, that market is no more. There are only 14 short sales listed in our town when in 2008 there were over 400+ short sales in our town. 

Corinne Guest is a perfect example of changing her audience from buyers to sellers. When I first worked with her it was to dominate the buyer market- which she did. Now, she wants to take some weekends off. So she and I worked together to get her in front of sellers. It took us two months to dominate for the keywords that sellers in her market use to search for an agent- then it took us about 2 months before the calls started coming, in just this short amount of time, she has had 5 listing appointments. It works. The key is to change your focus, your mindset and your intention. :)

Katerina - I don't doubt this at all. Much of what I have written over the years is targeted for buyers. I realize at some point I will want to have a sellers website. Right now, I am letting my buyer's site do double-duty for me. I am not a WP person. I would need to take some classes in order to develop a WP site. Unfortunately, I'm not going to take the time to do that right now.

Congrats on sticking with it long enough to see rewards.  I like what Katerina #67 says about the different blogging styles for buyers or sellers.  I guess we could all use some of that advice.
