Rye Neck isn’t an area but rather a school district located in Mamaroneck, and parts of Greenhaven, Rye depending upon the property lines. The Shore Acres area which offer the Shore Acres Point Pool and beach are also located in the Rye Neck School District. As a result of the varied locations, prices of homes differ. I have taken some wonderful sunset photos whilst showing homes in the Rye Neck School District. There are currently 33 available homes on the market in the Rye Neck School District ranging in price from $575,000 to $2,995,000. There are 3 homes in Conditional Contract , 7 homes that are pending, and 40 homes that have sold during these past 6 months ranging from $939,000 to $1,680,000. The Median price was $904,500, and price per square foot was $433.84. Mamaroneck is GREAT!
There were 31 sales in 2012 for the same time period in the Rye Neck School District, a price per sold square foot of $352.34 and the Median Sales price was $708,000. Another great indicator that the real esttae market in Mamaroneck 10543 fared far better in 2013 due to low mortgage rates, a smaller inventory, and Manhattan based buyers being priced out of the New York City market, and venturing to Mamaroneck and the Rye Neck School District.
