The slowdown continues, with just one new condo listing and one unit going into escrow. As for houses two are back on the market and one went into escrow. As I said last week, its common to have a slowdown at the end of summer and although it may be the natural rhythm of the market, it’s never welcome. After all, what real estate agent and seller doesn’t love a hot market? Buyer, maybe not so much as they like to have time to pick and choose. The flaw in that style is some buyers forget to ever buy until the market is back to hot, and then they pay the price. Here is your update for the week just past:

New Listings:
Bank owned Hale Honu 5A just hit the market at $201,500 after selling for $380K IN 2/07. Although appliances are not included and delinquent HOA’S may be due, it is a great opportunity for a 2 bed 1 bath unit.
Contingent:
Golf course view Puamana 14C found a buyer while listed for $430K. It last sold for $150K in 3/92 as a leasehold then converted to fee simple for $35,700 in 5/00.
Sales:
Ka’iulani 20 sold for $1.9M cash while listed for $2.2M. This unit sold for $1,985,180 from the developer in 11/07.
Temporarily Withdrawn:
Ground floor Pu’u Po’a 106 was temporarily withdrawn while priced at $1.140M. This one owner unit sold for $189,500 in 9/86.
Price Changes:
Pali Ke Kua 234 was purchased as a leasehold in 11/95 for $160K and converted to fee simple for $43,800 in 12/99. It reduced from $799K to $749K.

So far this month there are 52 sales leaving us only 13 away from meeting or exceeding the 65 sales for Sep 12. Although sales are only off by 20% at this point in time, when it comes to sales volume it’s an entirely different story. Clearly the lower end is what’s selling as we are off by 43% as of today.
