Top Ten Tips for Top Dollar

By
Real Estate Broker/Owner with The Morgner Group - HomeSmart Professionals Palm Springs

Hello! It’s Bill Morgner with the Morgner Group! Today, we are going to discuss the “Top Ten Tips for Top Dollar” in today’s market for sellers. Let’s take a look!

10. Location

Obviously, you can’t relocate your house, but you CAN highlight the benefits of your neighborhood that enticed you to buy there in the first place. These can include schools, shopping, golf courses, etc.

9. Less is More

Think like a model home! Clear the boxes out and clean up the debris so your house is de-cluttered.

8. Fresh Sells

Complete that “to-do” list that you have so your home is in tip-top shape when it hits the market. Change the light bulbs, replace the air filters, clean the carpet and paint the walls to get your home ready to sell.

7. Let the Sun Shine In

Open up those blinds and show that you aren’t hiding anything! A buyer’s first impression is very important, so make sure that your home is well lit. Not only will the sunshine exude comfort, it will also show your house off in its “best light.”

6. Move Out

Though you may not be able to move out, while your house is on market you want to live like you aren’t living there. Potential buyers’ want to feel at home from the second they walk in the door; it’s much more difficult for this to happen if there are signs of the current occupants still all around.

5. Accessibility and Visibility

Make sure that the whole neighborhood knows that your home is for sale by putting “For Sale” sign out in the front yard. Also, place a lock-box on the property so other agents can easily show of your home without having to scrounge up a key.

4. Furnish

Buyers from out of area are looking for convenience. Consider selling your home fully furnished including washer, dryer and refrigerator.

3. Terms

Can you offer financing? Then do it!

2. Price

Accurately price your home so it doesn’t sit on the market and can generate multiple offers.

Excellent top ten tips for top dollar. I agree, if at all possible, better for sellers to move out if they can before selling.

Great tips! Number #1 is a good shameless plug!

I think that a lot of sellers don't view selling their home as a business transaction but rather as a closing chapter in their lives. This can be difficult to convince a seller, but at the end of the day, they have to depersonalize their house in order to sell it.

Perfect pointers!  The whole objective is to appeal to buyers on an emotional level. The more emotionally involved a buyer is to the home, the more motivated they are to pay top dollar because they feel the home is worth every penny the sellers are asking.  This principle is true: Buyers buy based on emotion first (how they feel about the house) and justify their decisions based on logic second.
