Obviously, you can’t relocate your house, but you CAN highlight the benefits of your neighborhood that enticed you to buy there in the first place. These can include schools, shopping, golf courses, etc.
9. Less is More
Think like a model home! Clear the boxes out and clean up the debris so your house is de-cluttered.
8. Fresh Sells
Complete that “to-do” list that you have so your home is in tip-top shape when it hits the market. Change the light bulbs, replace the air filters, clean the carpet and paint the walls to get your home ready to sell.
7. Let the Sun Shine In
Open up those blinds and show that you aren’t hiding anything! A buyer’s first impression is very important, so make sure that your home is well lit. Not only will the sunshine exude comfort, it will also show your house off in its “best light.”
6. Move Out
Though you may not be able to move out, while your house is on market you want to live like you aren’t living there. Potential buyers’ want to feel at home from the second they walk in the door; it’s much more difficult for this to happen if there are signs of the current occupants still all around.
5. Accessibility and Visibility
Make sure that the whole neighborhood knows that your home is for sale by putting “For Sale” sign out in the front yard. Also, place a lock-box on the property so other agents can easily show of your home without having to scrounge up a key.
Buyers from out of area are looking for convenience. Consider selling your home fully furnished including washer, dryer and refrigerator.
