I have always loved the Windgate subdivsion in Buford, Georgia! It's a great neighborhood with huge lots, filled with people who have lived in the neighborhood since it was built! It's very close to the nearly new Publix Shopping center where Spout Springs Rd Meets Friendship, and of course there is the Kroger directly across the street from that! Lake Lanier Islands is about 10 minutes away, and you can jump right on I 985 in 5 minutes! Since the number one rule of real estate is location, location, location, Windgate Subdivision is a great place to buy a starter home. Surrounding homes are much more expensive, with neighborhoods like Sterling on the Lake and Reunion being very close by, as well as Chateau Elan, Morgans Crossing and Friendship Farm. All of these factors make this subdivision of split levels, two stories and the occasional ranch very desirable. With all of this going for it, there are no surprises that Home Values in Windgate Subdivision of Buford, GA are Rebounding!
I guess part of the reason I love Wingate subdivision, is that Ten or twelve years ago, a friend of mine who has lived in the neighborhood since it was built called to see if I could help her friend. This friend owned a motorcycle shop and had moved to Florida, their home had sat vacant for a while and they didn't want to be hassled with it. This house had a fabulous corner lot and needed interior and exterior paint, but was generally in good shape. Partnering with a good friend we were able to purchase the home and quickly sell it for a reasonable profit in a short time frame. The family who purchased it owned a landscaping company, loved the home and still live there today 10 years later!
More recently my wife and I bought the above 4 bedroom 3 bath home for $44,000 and did about $22,000 in rehab and then sold the home for $118,000 in like 4 days! That was very exciting for Windgate Subdivision in Buford, because it was the new high for the neighborhood! Since that sale there have been smaller homes that sold for $112,000 and two at $113,000. Now there is a home on the market for $139,900 that is in pretty nice shape. Inventory is very low at the moment in Buford and Flowery Branch, GA, making for very favorable conditions for sellers. It is certainly a sellers market, and should remain so until new construction picks up! The key for sellers is to sell before new construction for similar sized homes that could be purchased for close to your home hit the market!
There are only 13 homes for sale in Buford below $140,000 and 9 of those are very old homes built prior to 1950 I would say. Flowery Branch, GA has 13 as well in the same price range with 4 of those being built prior to 1960. This means that if you would like to move out of Windgate Subdivision and buy a larger, or newer home, or if you would simly like to get away from a split level and move into a ranch, now is a good time to do it! It is so much more likely that you can get an appraisal closer to where you need to be to pay off existing mortgage balances!
If you decide to sell, make sure to do improvements that make sense such as interior and exterior paint if needed, and granite remnants can be a great way to make your home more marketable. Make sure each room is clean and neat and that there isn't any clutter. Walls should be neutral colors. We chose to do used stainless appliances and it only cost us $500 for the fridge and $300 for the stove! I've included a few pictures below to show examples of what can really help your home sell! We had the kitchen cabinets faux painted and replaced hardware to avoid replacing white cabinets that had the centers painted MAROON! You can see that the centers are slightly darker, but they almost look like notty alder from a distance. New hardware makes a big difference, and notice how the clean it is, you don't want clutter!
The mantle had veen very ugly redwood color, and looked very 80's, we stained it, put a mirror in the room to make it look larger, and bought an accent lamp. Again, the rooms are very clear of clutter!
