In this current sellers market the buyers is not in a duel with the seller. He is in a duel with the other buyers. You don't win that duel by pissing off the seller. You need to out bid the other buyer and offer the smoothest deal.
I have seen buyers walk through homes in front of the seller and just criticize everything in site. I cringe when I see this happen and am embarrassed for the buyer. They think they are negotiating. What they are doing is alienating the Sellers. Sellers will sell for less (sometimes) to people they like and that appreciate the home. If there is a problem with the home let your agent bring it up with the other agent in a professional manner and let the seller keep their dignity.
