I listed this lovely ranch condo and we closed it, forty-six days, later. Oak Forest Complex is like a hidden gem, in Manchester. Quiet, well kept and very convenient to the highway and shopping. There isn't a pool, tennis court, gym, community room or walking trails. There are garages, decks (some owners have screened them in), full basements, an area to walk your dog and guest parking. Gas heat and hot water, newer central air unit, beautiful wood flooring in the dining room and living room and new windows are said (from the management company) to be on the way, even though the present windows seem fine and passed the home inspection without issue. Garage is only steps away and has a newer door. The assigned parking space is the first in the lot, which is very close to the front door.
We entertained three offers and my clients chose one happy family. Everything moved smoothly and both the Seller's family (it was an estate) and the Buyers were pleased with the transaction. It's always difficult to sell the property of a loved one, who has passed. My clients felt good that these buyers, were so happy with their new home. This type of transaction, is what draws me to my profession. The value is on the home because of what it represents, where it is and the way that it was lovingly cared for by its former owner and her family. Buyers do appreciate a home that has been taken care of and loved.
