- Is what I find on the internet enough to not do business with someone? No, but it is enough to enter that information into the equation of whether I want to do business with someone.
- If the person is claiming they can pay cash AND has odd things in their internet presence, I exercise caution.
- If they've been pre-approved through a verifiable lender, I relax a little.
- If their emails are all compressed into a 4200 character single paragraph, I'm tense about them.
- If their written correspondence is well written, I breathe easier.
- If I've asked defining questions about their needs and they respond without addressing any of the questions, it has always been a recipe for a disastrous relationship and I no longer tolerate it.
- If they respond to the questions with thoughtful responses, there is a good chance we can move forward.
- If they do not provide a phone number, forget about it.
- If they provide a phone number but are unwilling to have a give and take conversation, it's been proven over and over that it won't work out.
Mona, I have not even thought about researching a customer to see if they would make a good buyer. I guess it comes with being just open, although I have been burnt with buyers that really weren't qualified buyers, but we all have.

When dealing with people, I think having positive expectations and a positive attitude can help. Yesterday, I did almost two hours of door knocking in a neighborhood closed to my home and handed out some 2014 magnetic calendar pads with my business card on them. The more confident we become as agents talking with people, then I think the more comfortable "strangers" become around us. And yes, a lot of these new faces do become friends!
Good wake up call Mona. Everyone in the business is just as eager to get a stranger's business. And I couldn't agree with you more that I have more friends now because of this industry.
Mona, good points! And to make sure you stay safe, don't do your Internet checks while you are driving! My guess is that distracted driving (by Realtors and others) injures and kills more people in our profession than bad guys who call on our listings.

Mona- we can't let the desire for sales, listings, etc cloud our good judgement. When the hairs on the back of your neck stand up..... listen to them. Good post!

Thanks Mona for a great reminder. We definitely need to err on the side of caution! In Miami, many women Realtors have decided not to have clients in their cars. More often than not we meet our clients at the location - as stated earlier - better safe than sorry!
