New construction HEATED SQUARE FOOTAGE MUST be noted in FMLS/MLS!

Now that I have your attention. Please include the Builder's HEATED Square footage  which is ABOVE GRADE (not including Basement HEATED square footage) in the section on your MLS/FMLS listings where it asks for Square footage. This will save you from many phone calls from the Appraiser asking for this information as we MUST have it and with New Construction the Builder and Listing is our only source for this information. You should NOT be concerned about quoting square footage if it is coming directly from the BUILDER's FLOOR plan. 

If you have some or all of the BASEMENT finished with a new home, please note how much of the basement is HEATED in your comments section and please also note the TOTAL BASEMENT square footage ie: Basement is 1,550 S.F. - 950 is finished.  This will be very helpful on New Construction Listings. 

Appraisers DO NOT Include Heated square footage in the basement in their GLA (or Gross living Area, so finished basement square footage should NOT be included in the Square footage section on your Listing only in the Comments Section)

In the drawing below the Garage would of course NOT be included in any Square footage amount that you note in MLS/FMLS. The addition would only be included if it is HEATED and above grade (NOT in the basement)

My goodness.  The last word I want to rely on for square feet is the listing or listing agent.

Don't appraisers visit homes and take measurements in GA???

sorry did not see your comment before but appraisers only measure  the subject property not any of the comps since they have already closed. so this is why we need this information for all homes in FMLS. As noted in my blog, for new construction the builder can quote accurate square footage off his plans
