Still Have That One Stubborn Listing?? Here's Some Advice!

“What To Do, What To Do When Your Home Just Won’t Sell!”

 

With a housing shortage it is hard to believe that some homes are just sitting on the market. Unfortunately, that is a reality for some sellers. So how can you make sure that one of your listings doesn’t end up gathering dust? 
I have some suggestions:

 

1. Make sure that you are competitively priced. This is the number one reason that homes stay on the market too long – they are not priced right. Perhaps conduct another CMA if 6 months or more have gone by.

 

2. Retake pictures. Especially when seasons change, take up-to-date pictures to make your listing seem more relevant and new. Maybe in that time your sellers have replaced a window and removed some clutter…both good selling points you could capture with your camera!

      

 

3. Keep your seller excited. Don’t let your seller become bored and lazy about the listing. If they are interested in moving, keep them in the loop of homes that could be theirs if they were to sell.

 

4. Marketing. This pretty much goes without saying but marketing the property is best way to get it sold! Use word-of-mouth, ask past clients for referrals, use daily online postings and advertisements – exhaust your resources to get that home sold!

 

5. Consider taking the listing off the market for a month and re-list. Doing so, you will be able to generate more buzz the second time around. No one likes a listing that has been on the market for 300 days! This is also a good time to make minor changes to the property like replacing carpet, landscaping or staging.

If it was not staged by a professional, try that and if the Seller does not want the full expense of a stager, hire a stager for a couple of hours to get fresh eyes on the physical aspects. You are correct that price is usually the biggest factor in why homes remain on the market for extended time frames.
