However the sale price to list price ratio was up 2% - 95% in 2013 from 93% in 2012. Also the average days on market improved from 84 in 2012 to 69 in 2013 

 

The following market report is for villasthe 2nd Quarter 2013 from April 1 to June 30.

 

Total properties sold = 15, 1 bank owned, 2 short sale and 12 regular resale.

The lowest sold price = $164,000

The average sold price = $195,453

The average listing price = $209,973 

The average sold price per square foot = $137.60 

The average listing price per square foot = $147.81

The average days on market = 44

Sales price to list price ratio = 93% 

 

 

Compared to 2nd quarter 2012 Pelican Pointe market report, the villa average sold price went up 5.91% in 2nd quarter 2013 – from $184,536 to $195,453. However the sale price to list price ratio was down 1% - 93% in 2013 from 94% in 2012. Also the average days on market improved from 210 in 2012 to 44 in 2013 

 

The following market report is for the 2nd Quarter of the last 5 years from April 1 to June 30. It shown there were more buyers for the lower price range home in 2012 & 2013
