Marnie - Sometimes sellers buy into it. Most don't. I actualy got a listing years back BECAUSE another agent bad mouthed me! The seller said he hated that the other agent did that and asked them to leave. I was completely taken aback by this. Moreso when I sold the listing several months later for $2m. That's an expensive lesson to learn.

Misery loves company. When you stay positive and refuse to join in to bash others, more good things will appear in your life, and at the very least, you can sleep at night.
And the worst part of it is that most sellers are not any better because they actually buy into what the other agent says and then list with them.
