I am speaking about the agent remarks section when filling out the listing on the MLS site. Here is where we can speak peer to peer, business to business and talk Real Estate. Things that are necessary to know and help move things forward agent to agent. Many agents do not use this space well and either over do it or under do it

DON'T CONFUSE WITH

Another common area which is not used well is the property description area. Agents have been known to put information in this space that is not supposed to be public knowledge. That's right! This is the area that appears on the Internet and is picked up by everyone. only the best foot forward should enter this territory.

TRUE STORY

I knew of an agent who used this space without thinking to make comments about the renter in possession calling them names and uncooperative to visit with. Specific name calling was used that enter into libel. Yes, there are people in every business that have no common sense. Even if it is relevant and true...you went public with this?

BACK TO THE AGENTS LOUNGE SECTION

That is what the agent remarks section is for. Tell the other professional that there is a problem and to call for briefing. There are many ways to cooperate with each other, but the standard is to take a professional approach and not a personal one. Get it done but in a way that doesnt come to bite you in the end

Our "agent only" section on listings often has confidential info like security system codes - definitely needed for showing the house, but always makes me nervous to see.  Out of all the agents who print the listing out, there is pretty much bound to be one who will accidentally hand it to their client or leave it laying around somewhere.  But you make an excellent point about making REALLY sure that what is in the public remarks should indeed be public!

Yes, those sections should be used appropriately.  I've gone to homes with specific access issues that were never described; the only thing in the agent remarks was something like, "commission payable upon title transfer."  Duh.  Do we really need to see that?  No, we need to know that the door sticks and needs to be pulled up and then pushed in or the combo box is behind the house in a tree or etc etc.

Richie,

Great post. Some agents abuse the comments and don't respond professionally. It's a discredit to the Broker too. We need to remember than anything we put in writing can and will be used against us.

I'm sorry more agents didn't comment on your post. It's worthy of more discussion.

There is often not much thought put into the comments section.  And there is very little done to police the section either.
