Buyers Are You Buying a House Or the Sellers Taste in Decor

Sellers Decorative StyleWe live in a world where people are just different.  They differ in opinions, personal style, sense of self, and yes their taste in home decor.

When touring homes you'll find homes that are beautifully decorated while others........well not so much.  The sellers decor may range from elegant, eclectic, dark and dreary or may just lack any sense of effort at all.

But let me caution you, when you set out to purchase a home, you and your Realtor® sit down and talk about what style of home you want, where you want that home to be located and what features you want that home to have.

What you don't have on that list is:  "I'm looking for a home where the sellers tastes in everything mimics my own."  If this is on your list, then you may as well add the proverbial needle in the haystack.  This is just a reminder that when you go into a home and the seller has a decor that you could not fathom living in, remember you are viewing the home because your agent did an MLS search based on the "features" of the house that you want NOT the personal decorating style of the seller.

Just remember to look past that things that you can change and focus on the features of the house itself.  By doing so, you may end up buying a home that's a real gem, that others dismissed because they couldn't see the strength of the home's potential because it was masked by the sellers decor.

It seems so simple, doesn't it, yet it is often so difficult to get across in reality.  It's a message that does need to be repeated over and over...and sometimes more than once or twice!  Excellent reminder!

Charita-It is interesting to hear Buyers comment on items that belong to Sellers that will not convey and have no impact on the sale. But they can use this items as reasons not to make an offer.

A good designer knows a room should have something beautiful about it even when it's completely empty. And I agree, a well staged home can make or break a sale for those who can't look beyond it.

Dick that one (with the dolls) would be pretty hard to get past.  After moving in the house, I would be haunted by that.

Kathleen we do try to guide them as best we can to convey that image that comes to us so naturally. Surely we put our best foot forward to paint the possibilities.

Susan I can't argue with you there.  It is much easier said that done, but imagination is all a part of the home buying process.

Yeah Joanna like the dolls that Dick mentioned above.

Even the paint color Wayne which is the easiest thing in the world to fix.

Paul the vast majority of homes that I show are not staged.  But oh how I wish they were.

Exactly. You are buying the space, land and structure of the home, not the stuff. I tell buyers they will be painting pretty much where ever they buy.

Often buyers will say that they can look past things in a house, when they really can't.  I did have a client who admitted that one of the reasons she chose a house was because she loved the way the seller had decorated it.  You sometimes see beautiful homes with old worn furniture, and homes that need some TLC, but are beautifully decorated.

Charita, I don't disagree with you at all. However, some people lack vision. I had a buyer last year who pooh-poohed every  listing I showed her. She didn't see herself living in any of the homes. Then, one came on the market that was similar to her decorating style. It had blue rugs, blue drapes, blue everywhere. Guess what her home looked like? You got it, blue everywhere. Even though, this home wasn't much different than the other homes they looked at, she immediately connected with it. I suspect it was the decor. Silly, I know but true.

Excellent point!  With more and more sellers opting for professional home staging, some of these homes look superb.  However, none of these things stay.  It can be hard for a buyer to look past the beauty...

I find that most buyers we work with want to see something that they can change and make their own.  If everything is perfect, the odd effect occurs, in that the buyer has nothing to add to make it their own and they sometimes shy away from it even though it meets all of their tastes.

Debbie I guess in this business we've really become use to repeating ourselves, hence the constant reminders.

Tammie but here's the deal, when the buyers sits down with you at the consultation, I'll bet she didn't list the blue as part of the criteria.  Sometimes it's hard to work with buyers like that because there unspoken desires are so specific. In the end, when buyers' buy, it's likely the decor that sells them.  With some buyers, the seller decor substitutes for the buyers lack of vision.

Matt the wise sellers are opting for home staging if they think it will help.  Others just don't give it the credit it deserves.

Jay and Michelle that can be true sometimes, but on the flip side, you have buyers that want move in ready and aren't willing to waiver or simply don't have the time for whatever reason.

This is so true. It still surprises me that so many buyers get distracted by decor and paint to the point where they can't see the house and decide to move on. These things are so easy to take care of, for the most part. But it is testimony to what we all know about decluttering, staging and paint. Many buyers CAN'T look beyond it, or won't

Charita, buyers could be in for a lot of disappointment if they are looking for a seller with their tastes, or if they are criticing a sellers decor.  It's more than likely going to change when they buy. So there is no sense in incorporating the sellers tastes into the decision making process.  Buyers do it though, don't they.

Thanks for adding humor in your post.  Buying a home does take a little imagination.  Buyers ought to know that the seller's tastes in home decor will very rarely mimic theirs!
