Our normal market, which is somewhat slow this time of the year, is continuing. Several new condo listings hit the market bringing the total of Princeville actives up to 63. The housing inventory is quite a bit smaller with only 33 listings in Princeville proper and another 3 in Princeville Heights.

Ka’iulani 74 is on the market priced at $849K. Purchased in 4/07 for $848,250, this unit was previously listed from 7/09 to 12/09 for $979, again from 2/10 to 12/10, starting at $879K and reducing to $799,950 and finally from 8/12 to 12/12 for $749K. Ali’i Kai 12B is new on the market priced at $390K after selling for $235K in 2/01. Emmalani Court 421 returns to the market with a new price of $615K after selling for $660K in 6/05. This condo was listed for $550K from 8/10 to 8/11.
Sales:
Short sale Hale Moi 106 sold for the list price of $280K. Prior to that, it sold for $485K in 10/05.
Withdrawn:
Puamana 26D came off the market while priced at $459K. Purchased in 11/08 for $385K this unit was on the market for 237 days. Pali Ke Kua 5, priced at $525K was only on the market for 94 days when it was withdrawn. The unit was purchased for $500K in 10/04. Hanalei Bay Resort was withdrawn while priced at $719K after 221 market days. This unit sold previously for $483,280 as a bank REO in 7/10.
Price Changes:
Sandpiper 112 was purchased for $335K in 6/04 and reduced from $293K to $289K.
