Who Do You Call First?

 

One day you walk into a room and notice that there is a water stain in the ceiling. It may be large or small, wet or dry, or first or second story but it one day just appeared. Who do you call first to fix the problem.

There are a couple of things to consider when faced with a water stain in your ceiling.

Water stains in Sacramento ceilingIt is important that you contact someone with experience in this sort of water damage repair. Finding a qualified general contractor will go a long way in making things go smoothly. Not only will the contractor be able to find the leak and repair it; he can repair the damages that the leak created.

Of course you can do the repairs and contracting yourself!

Repairing the water stains would mean contacting a roofer or plumber for the repair of the source of the water. Cleaning up the mess that the leak created will involve all sorts of trades: Insulation, drywall, electrical, woodworking, flooring, and paint. You will need to schedule, inspected, and follow-up and all the other things that need to be done.

Either way, contacting a general contractor or doing it yourself, the repair needs to be done right away. Ideally the water damage needs to be dried out within 48 hours if possible. Otherwise, mold and mildew can begin to form.

Well, I have a water stain in my sunroom.  It appeared dry at first notice. 

So, I called Jay Markinich and suggested that he bring MightyMo to trace the source of the leak. 

That was about 3 weeks ago.  Why are we waiting so long? 

HA!  We're waiting for RAIN.

Tom, the problem with a leak is finding the source. I had a water pipe spring a pin hole leak a couple of years ago. The source was from an outdoor water faucet on the other side of the house.

Have you considered simulating the rain? In California, we can go months without rain so we use to garden hose to find the leak at times.

Tom, good advice.  Calling a professional is always the right way to go. I know from experience that water often migrates (is that the right word?) from one place in the attic to another before it drips onto the drywall. Tough to know where the problem is...

Definitely important to have it checked immediately to determine the source. Had a house a number of years ago where the developer had used class M copper tubing and it began developing small pinholes. Supply lines had to be replaced in the entire house or it would have been a real mess eventually.

We don't often have roof leaks here, but I have seen that ceiling before.  AC unit is usually in the attic here, drip pan drain  gets clogged, and overflows.

Lenn is so funny --- I didn't anticipate the answer to her question.  Jay - thanks for this post .. we had a leak, we call our "contractor" and he fouind there was a lack of flashing, fixed it and the leak was gone gone gone!

Tom, I would call an expert and have even seen a troubleshooter spray high pressure water on the area to get it to react.
