What Home Staging Can't Fix
Home staging is an essential tool to a quick sale. It creates an environment that gets more potential buyers through your front door. Whether you live in a condo, small home or a big home, home staging can certainly fix some problems plagued by home owners. Things like how to furnish that room on the third floor, how to create more space in a room or how to change the feel of a room with paint are all issues home staging can fix. But, it is not a cure all. There are some things home staging can't fix.
Below Average Ceiling and Doorway Heights
If you have very low ceilings and doorways, your target market just shrunk a whole lot (no pun intended). For someone who is 5'8" when I'm not wearing my heels, I can assure you when I have to duck to enter a room, it's a no go for me. Potential buyers will have the same feeling no matter how welcoming a home stager can make your house look.
Pet Odor
Decluttering and rearranging your furniture when the smell is soaked into the carpet and padding beneath it will not fix this problem. A home stager can discuss this issue with a home owner and come up with a plan of action to fix it so that it doesn't become an issue to potential buyers.
Damaged Flooring
Home staging isn't meant to hide the problems with your house so don't expect us to put a couch over the bad spot. It's meant to down play the flaws like a small master bedroom or an awkward layout. A home stager will tell you to fix the damaged flooring now or take the price cut your buyer offers you later.
An Overpriced Home
Home staging can't fix an overpriced home. I will make suggestions to improve the showing of your home, but don't expect to get $1,000,000 when that's not what the market is calling for.
