Spreadsheets and Simplicity

Someone at the CRS group on Linked In asked about the "systems" others used to manage transaction coordination, from contract to close.

Many awesome names were spitted out: Cartavi, Paperless Pipeline, BackAgent, Relay, SureClose and many more. I have never tried any of these. They may be world-class but I havent tested them.

Here's what I shared: 

I believe in spreadsheets and simplicity....

On the Info tab, I enter the executed date, closing date, information about the parties involved. (All systems would need basic information to begin with).

With the information entered, the spreadsheet automatically calculates all the timelines for me.

From there, it create a CDA and contract timeline summary for my clients and I.

As I get contingencies removed, I just enter the dates.

It works for me because it's simple, and free.

PS: I use spreadsheets to calculate my CMAs too. No special tools required! 

I've paid for all sorts of "stuff" that top producers use thinking that it will make my life easier. I noticed every single time it failed me because of user failure, not the software or program. These programs come with great bells and whistles - that honestly in my life, I don't need.

I have to admit that I dont run business except for the way I do. And it works for me.

So, just a word of caution (because I've been through this process many times), what works for others don't necessarily work for me. And it's okay - even if I don't use what heavy hitters do.

Does that mean I'm not sucessful? No.... and far from it.

I've also learned that SUCCESS is very similar to BEAUTY. It lies in the eye of the beholder. While the world may define success by how many transactions I've closed or even how much I've made, but my goal remained focus: I measure mine by IMPACT.

I have my own life to lead: business and personal. Each to his/ her own.

Oh yes, I create my own spreadsheets.  They work very well for me as they have exactly what I need.

I use spreadsheets which I am more familiar with them than all the other options out there and the price is right.

I'm embarrassed. I don't use spreadsheets. Instead, I just use a good old-fashioned calendar with all the date plugged in. You can't get much simpler than that.

Loreena - Spreadsheets are all I use.  I am assuming you are talking about plain old excel, or are you saying "hard copy" spreadsheets?

Great idea.  I am goingto set up what you suggest on a spreadsheet.  I usually just hand them something from CA Assoc. of Realtors which is a timeline that runs parallel to the contract.

I use spreadsheets often. Working on my budget and business plan right now - on a spreadsheet, no fancy software needed.

  • I also like Whiteboards on the wall so I can see what needs to be done and what will close when! I don't like having to go into a bunch of electronic files
