Are Home Inspections Important When Buying a House .........Absolutely

 

It is your choice to have a home inspection but I highly recommend you do. The home inspector goes through the entire home and looks for minor items but more importantly looks for major issues that can be red flags about the property.

Major roof leaks, any kind of major water intrusion problem, HVAC not repairable, appliances not working, cracks in the foundation, electrical problems that could cause fires. You will spend approximately $225-$350 to hire a home inspector and this will give you peace of mind before closing escrow. Better to know now then to be surprised later.

Here are some pictures of the home inspection I attended last Sunday. My buyer had to work, so I was there for him.

You are so right, home inspections are not the item to skimp on when buying a home. They are very important for your piece of mind and health.

Kristin, I can not even immagine not doing a Physical Inspection...when buyers say no...I have them sign a form that they are going against my advice Period!, Endre  p.s.: usually that wakes them up and then they listen. Endre

Hi Kristin, I was taken with the low price of your inspections there. Here they run at least double that and the last couple I did were well over $500, close to $600

Hi Trisha,

I personally feel as a real estate agent, it is the best out of pocket a buyer can spend before making one of the largest purchases ever. Peace of mind for $300 is a deal.

That is a good policy and I do it too. I try to impress the importance of a home inspection and I think only a few have ever declined as most buyers see it as an important part of the home buying process.

Hi William,

Maybe they are a bargain in the Inland Empire or perhaps your homes were just larger as square footage makes a difference. The one I went to on Sunday was $250 and over 1600 sq ft.

Hi Kwee,

I rarely get a buyer who waives the home inspection as they know how important it is so they are not surprised later. I always want my buyers to be happy with their new home.
