Good tips here. I would also add carpet cleaning (or replacement) esp if stained and smelly. And, if hardwood floors are dinged up, refinishing can make a big difference.
Thanks for the comments. Buyers notice and appreciate it when the seller makes small improvements or repairs. Helps with the inspection as well!
Hi Eric, these are some good and easy ideas. I like "fix wobbly toilets" Thankfully, I don't see many of those.
Like the cigarette suggestion. I always let sellers no that there will be NO SMOKING inside the house from the second they start thinking of listing, and that even the hint of an ashtray outside will let some buyers "smell" cigarettes. I'm extremely sensitive to smoke, and hate that "taste" that I feel as soon as I walk into a house where there have been cigarettes.

As a renovation manager I kind of like seeing the properties that need sprucing up but there is no doubt these items you list will bring the seller a higher sales price once completed and listed.

great tips Eric...they might seem like little things but buyers do see them and besides they're little so it should be easy to do right?
It also helps to have a handyman on call. Mine is a great asset when it comes to helping buyers or sellers fix things in advance of the listing or when we need to work out inspection issues.
These are some excellent tips Eric that many can do themselves. Seeing the list will help people realize that they may have lived with a problem but just got used to things being a certain way. A dripping faucet can easily be ignored in your own home; it looks like a lack of maintenance to a home buyer.
Excellent tips. Buyers are very meticulous when viewing properties. Like you said, it is always a good idea to fix any minor repairs in the home.
Lots of great tips for dressing up a home. Nothing really hard to accomplish also. Just get up and do it. Just might bring some extra value at contract time.

Great list and not expensive fixes. So often when people live with this little stuff day to day they don't see it any more. But a buyer will.

Great tips! Lots of little fixes that will go a long way. If there's resistance, try bringing a neutral 3rd party and see what they point out. Maybe that'll give sellers a push to get their home in tip top shape. And just think how much MORE work they'd have to do if they were trying to sell it themselves! Good read, best wishes!
So right, it is the little things that add up. If these little things are done done then the first impression is a belief that in general the big stuff may be a problem also.

Landlords should also use a make ready list before showing a rental property. Cleaning the carpets should be included.
When painting interior rooms, I write the paint brand name, color number and date on masking tape and tape it on the back side of the light switch cover.
I would include new paint in this list. It's a great list, for sure, but a coat of paint can do wonders and it doesn't cost much.
Those are all practical and reasonably-priced fixes that most homeowners can do themselves.
Ship shape. Works on the ocean, leaving the harbor.. heading out into the open waters. Same as you venture out onto rough real estate seas where a skipper wearing the blue and gold R, waving the same flag overhead and not a Jolly Roger are what a seller, buyer need. Get them on board. Early.
And to really hit the top items., I would say fix the leaky faucets, the screens, and update the hardware.
New harware is subtle to some, but it makes things look new.
If you have hard water, ( with iron) changing the toilet vcan make a big difference.
