We like it for the buyer to be at the home inspection.
In many cases they will be in you back pocket for most of the inspection.
One big thing is when the buyers are at the home, you spend a lot more time inspecting the home. There is a lot of explaining to the buyer. They usually have a lot of questions about why and how they can get the issues resolved.
What many buyers and home owners don't realize is that if a water heater or furnace is installed. then it has to be installed to the current codes. they way they were installed back in the 1960's is no longer allowed.
Take a look at this furnace that was installed in 2009 by a local heating and cooling contractor.
There is a total of no less than "Three issues" with this picture alone. Can you see what the issues are?
This furnace was installed and no permit was ever issued. This tells me that corners are and were cut when installing the unit.

Here they are if you are stumped.
1. The gas flex line runs through the furnace body.
2. There is no sediment trap for the gas supply line.
3. The gas shut off is inaccessable.
Then take a look at the ceiling of the furnace closet.
There is no ceiling in the entire room. No fresh air intake for the furnace.
Corners were cut. A lot of them with this installation.
I was asked by the buyer if the installer knew this was needed and why they didn't do the install the correct way.
I told her that "Yes they know. But they try and get in and out as soon as possible".
Noe the seller needs to have these issues addressed for the buyers piece of mind.
