In general, you can expect to pay a premium for Mason condos when compared to communities further away from Cincinnati, although there is diminished opportunity for condos as you head away from Cincinnati.

Median Price:  $125,000  DOWN $2.5k

Days on Market Average for SOLD:  60  DOWN 11

Condos Active 10/5/13:  72  DOWN 1

Condos Pending 10/5/13:  23  DOWN 4

Average Sales/List %:  93.8%  DOWN 1.4%

Most Expensive Condo Sold:  $255,000

Least Expensive Condo Sold:  $70,000

 

So what do the stats indicate about Mason Ohio condo sales? 

Overall, no freezing of the Mason condo market as sales volumes continue to do well!  Prices are still a bit suppressed on the upper end, so average and median prices still remain quite affordable.  The Mason condos under contract dropped, but so did inventory available for buyers to review.  the number of distressed properties sold also increased from August's report.  

There's still some "wiggle room" between asking and sales prices.  Overall, there are not many MLS entries for Mason condos for sale. 

4261 Eastlake Dr Mason OH 45040  condo soldSo what does this mean to you as a Mason Ohio condo owner?   Don't let the recent minor drop in prices discourage you.  The sales volume to us is a better indication of sales potential, and the buyers are obviously still out and buying.  The one place to expect a tough sell is if you're in one of the developments with new construction still going up.  There you'll most likely have an uphill battle selling against the brand new condos being built UNLESS you can undercut them on price.  Whether now is a good time to enter the market is still a case by case decision that we can help you make.

So what does this mean to you as a potential Mason condo buyer? 

We're not going to change our advice here from last month because the data has moved very little.  It continues to be a good opportunity to buy a Mason Ohio condo.  Prices are reasonable especially in respect to Mason single family homes.  There's a wide variety of Mason condos for sale, although overall selection is fairly limited.  Realistically, depending on your specific needs, it's not going to take long to determine if there is a Mason condo match for you available.  The Mason condo price range allows for entry level and luxury level condos, with older condos available on the lower end of the price point, or upscale new construction available in the mid to high $200s and into the $300s. It may only take one or two trips out to see all the condos that might fit your needs. Larry, Actually not that bad, the base work has been done for quite awhile, so mostly a matter of updating the template with the latest stats and fresh graphs.

Dorie, We know they get read, but we don't typically hear directly from the readers until they're ready to do something.

Conrad, The median prices on condos in Mason tends to bounce around according to the months mix of sales.  We have several tiers of condos, and the highest priced ones are primarily new construction and not always in MLS so the numbers slide down depending on whether the builders have the entries in MLS.
