Professional Photography:
According to NAR 94% of home owners use the internet to search for homes and 87% use a Realtor to help with the home selection process. In both cases the odds are highly likely that the home owner and Realtor are looking on-line at the pictures of the home to determine which home to tour.
The ability to accurately show the features of the home requires specialized photography equipment costing thousands of dollars. Capturing the essence of home requires both skill, practice, and knowledge of what customers are looking for.
I would recommend reviewing other listings the agent has and look for the following:
- Do they have the maximum number of photo's for the home (In our MLS it is 24 photos).
- Are the photo's bright or dark. Bright photo's show up better on computer screens and this is one of the big differences.
- Do the photo show the whole room are just a little bit of the room. A wide angle lens is absolutely necessary to capture the feel of the house and size of the rooms.
- Are the photo's the right photo's that make you want to see the house - do they emphasis the high points of the home.
