5 reasons you don't want to wait until Spring to sell your home

This time of year, everyone seems to hunker down for Fall and Winter and put home selling plans on hold until Springtime.  This may cost you serious money and inconvenience.

Why is Fall and Winter a terrific time to list your home for sale?

  1. Less competition.  Most homeowners in the Summit, Chatham, Madison area feel that Spring is the ideal time to list and sell their home.  Most will wait for March, April or May.  That means there are fewer homes on the market for those qualified, motivated buyers to buy (See next point)
  2. No "Looky-Loos" - Serious.  Buyers.  Only.   Let's face it, most people looking for a home now and in the next several months have to buy a home.  They are motivated and qualified and will shortly buy a home.
They are not just out looking to see if their dream house is on sale for a stupidly low price.
  3. Higher price.  You've heard about supply and demand, right?  So what do you think happens when there are not many homes on the market and still plenty of buyers?  Depending on your home, we may be able to push the envelope to get you a higher price.
  4. Less inconvenience.  No worries of being ousted for days on end to show your house.  Again, with fewer buyers you will not have to inconvenience yourself for the "looky-loos" ... when you have a showing, you can count on that being a real prospect deciding on which home they are going to purchase.
  5. Holiday appeal.  Let's face it, a fire in your fireplace, holiday decorations, and cookies baking, all make your house really feel like a home to the serious buyer.  Put the beauty of the season to work to your advantage!

Now that you're rethinking your timing, contact me to discuss strategy.  This time of year definitely requires a strategic marketing plan, such as the one I've used with sellers over and over again.  Not every agent thinks through how to maximize your position, but I certainly do.

Trish,

Great points as I never thought that  selling now was a good thing  versus waiting to sell during the Spring!
