Making Effective Use of Downtime. Prep for Better Times!

So the phone isn't ringing as often as it used to, and you do not have many buyers scheduled to show this week...what should you do with the downtime?  I guess our first inclination is always to have a little fun, soak up some sun, get our on the golf course or take a spontaneous get-a-way trip!  That is always an good option.  There is no sense getting yourself depressed sitting around the office waiting for the phone to ring!  Action is always good, whether it is getting a way to referesh yur body and soul, or shift gears.

Another idea that I've learned to do in the past when it gets slow, is to go over business systems and make some decisions. Attend some real estate seminars, go to a real estate convention.  Re-energize your goals! Evaluate new software, create a new focus on marketing, develop a new niche, get the taxes out of the way, clean up my websites, and tackle some projects that I shelved last year when I was too busy!  It is so rewarding many months later to find out that you did the right thing!  You are not so slammed, and you are making more money!  To use downtime effectivley...allows you at a later point to really work smarter and not harder.  I find if I make an effort when things are really slow to get some projects completed that is is good for self esteem.  Downtime affords us time that we normally do not have to set new goals, implement new strategies, network, and streamline our operations to make them more efficient.

I keep a list of projects I want to do, so that if I ever have extra time on my hands, I have several things to choose from.

It's also a good time to go through that pile of papers, or clean out your files, or organize.

Also, it's a good time to look at other agent's websites to see how you can improve your own.

It is so refreshing to hear other agents are thinking the same. I, too, have gotten a lot accomplished during the last few months.  The phone is beginning to ring and I feel I have more to offer as a result of my organization.  The market in Phoenix slowed but we're in no way dead in the water as the media wants everybody to believe.  We have businesses and families relocating here daily, which drives our market.  It's refreshing for buyers to actually look at a house a few times before deciding to buy. Maybe that's a problem for the agents who do 400 transactions per year, but not for me. Ed Hatch said it the best at the recent Sell-a-bration convention - "Do what makes you happy?".

I agree with both of you. Or it could be just doing the rght thing to do!  Benn doing this for many years.  I think it is normal when markets change to fret about the next deal etc...  But just sitting around doesn't do any good.  It gets you more depressed.  And actually the work that you accomplish when things are slow is easy work.  There aren't any interuptions to bother you.
