The Sumter SC real estate market in September started to show signs of the typical slowing cycle in the fall and around the holidays. The weekly market reports are showing more homes sold than put under contract and this was evidenced by a sharp reduction in the number of homes that are under contract in September (143) from August (176). The number of homes sold in September at 87 was only four less than August. There was a 36% increase in month to month sales from September 2012 to September 2013 with September 2012 only having 64 homes sold. The Year To Date home sales for Sumter continued to out pace the prior 4 years. In 2013 we have closed 26.5% more homes sold in the year than in 2012. With the number of homes under contract decreasing in September, we are likely to also see a decrease in the number of homes sold in October.
The Median home price in Sumter decreased to $134,474 after experiencing several month with the median home price well about what we had seen in prior months in Sumter. The average sale price did increase showing that while we were more on a balanced home sales for the median home price, we have seen an overall increase in the sale of higher priced homes in the Sumter market. The average price per square foot in Sumter was $67.17. Sumter has not seen the demand for homes great enough to experience an increase in list and sale prices. We are still in a buyers market with lower interest rates and home prices down.
