Over the past few years I have sold 97 foreclosed properties as a buyer's agent. The deals were great. But now that has changed, many of the foreclosed properties being listed now (REO) are priced as high per square foot as non-distressed move in ready property. If you as a buyer are only considering foreclosed homes and purchasing from that list you very well may be paying more than you should. As a consumer you need to look at the total cost to renovate and in most cases, if you have not added the cost of new roof and air conditioning in your figures you need too. Your cost to own needs to be total cost over the next few years. So to sum it up, avoid the multiple offers, the title issues, the unseen repairs and look at all the options.
