"My daughter is having second thoughts!"

We got an offer on one of our listings today.

It's the marital home of a very young couple who are divorcing. The home was priced a little higher than market value in order to prevent a short sale - they owe quite a bit on the home - but the offer is solid, below asking price but probably higher than the home will appraise. 

Because it's a divorce situation, I presented the offer to each of the parties individually, explaining the contract and obtaining their signatures. Husband signs, Wife signs. Everyone is happy to be selling the home and taking the next step. 

And then the Wife's Mother calls. "My daughter is having second thoughts," she tells me. "I'm sure they could have gotten full price for the home." 

"Not from this buyer," I tell her. "And not in the seven months it has been on the market." We debate this point for a bit of time - the Mother is convinced that there is a higher offer coming some day soon. 

"Maybe if you marketed it better," she says. I explained my marketing plan. I remind her that her daughter could have fired me at any time and never had any complaints during the duration of the listing.

The Mother is concerned that the Wife isn't going to have enough money to start out on her own after the divorce is final. The Mother is concerned that the cost of the real estate attorney is going to cut into the Couple's funds. 

Now, I've been selling real estate long enough to know that a Realtor is, at least in part, a therapist. We listen to clients's worries and fears and what-ifs, and we counsel them throughout.

But this is the first time I've needed to counsel a Mother. And, in this case, the Mother's biggest complaint is that I got the home sold.
