Black Forest is a community located 20 minutes Northeast of Colorado Springs off of I-25. Popular for its location (great access to Colorado Springs and Denver) but also for the natural beauty found there with old growth ponderosa pines in areas, larger acreage available for horse and animal lovers and stunning views of the front range that include Pikes Peak and for some Longs Peak to the North and the Spanish Peaks located in Southern Colorado.

For the month of September 2013 there were a total of 101 total properties with 5 acres or larger for sale in Black Forest.  Of these:

77 are active listings

1 is under contract 1st Right of Refusal

1 is under contract (short sale)

8 are under contract

7 are pending (not showing)

7 are sold

Of the active listings the average list price was $545,182 with 156 days on the market.  Of the sold properties the average sales price was $405,657 and 80 days on the market.
