Montgomery NY Real Estate Market Report

Homes in Montgomery NY continue to sell. Inventory is remaining at the same level for the last few months. We are having sales, but buyers are extremely cautious. Sellers need to know that it is extremely important to price your home properly to get it sold.  We still remain in a buyers market as the numbers would need to be less than a six month supply of homes. Going into the fall and winter months we usually see thing quiet down, but buyers are looking to see what bargains are out there. Buyers looking during the winter and the holidays are more likely to be serious about purchasing a home.

  • There are 151 single family homes currently on the market (16 new listings in September which is down from  in August)
  • The average list price is $273,500 (ranging from $85,000 to 979,000)
  • There are 24 homes currently under contract (average list price of $228,700,000 and days on market at 134)
  • In September there were 11 homes that closed and transferred title (down from 15 closings in August)
  • The average sold price was $240,825 spending an average of 103 days on the market.
  • 137 homes closed in the last twelve months. The average sold price of $232,773 spending an average of 147 days on the market
  • This puts Montgomery in a 13.9 month supply of homes for sale. We continue to be in a buyers market at this point. 30 of our current active listings are short sales and bank owned.

Super market report, Janis.  Yes, pricing your Montgomery home right is the key to getting it sold, and eventually as inventory whittles down, then prices will start to rebound.
