Our Morgan Hill Housing Market Remains Active!
Morgan Hill seems to be bursting at the seams with all the new homes being built, and there's more than new construction! We have cottages, condos and more ranging up to ranches and exclusive estate homes.
At the end of September 2013, the dollar volume of homes actively for sale plus those in some stage of escrow was nearly $142 million. On the evening of 11 October, there were 74 single family homes in addition to the 19 condos / townhomes actively for sale. As fall progresses, so does the housing market - a little cooler, but plenty fine for venturing out.

The graph indicates that the number of homes for sale, sold and under contract is down from a year ago. This is partially due to the decline in distressed properties signaling the recovery of home values continues.
Morgan Hill Affordability - Median & Averages

Morgan Hill offers many affordable options for those who work in town as well as those who choose the short commute to Silicon Valley. Showing sustained improvement in pricing levels over the past year, Morgan Hill remains a logical choice to call home.
Continuous Days on Market - Average Time

Similar to the other trends shown in this post, the time on market as well as the ratio of sold price compared to the original list price is fairly stable.
Getting a current comparable market analysis is critical in determining what price is the right price for a home. Location, condition and how accessible the home is for showing are also among critical factors.
Morgan Hill Average Price Per Square Foot

Always a popular question; the average price per square foot may be used as a "rough yardstick" in analyzing a home price. The more information you have, the better your decision can be.
