Here's a great article written by Peter out of Georgia about property listings that didn't sell.  

To me, one of the best ways to sell a property is through great photography that gets spread across the internet, and sent from buyers' agents to their clients.    There's much much more to the process of selling, this is simply the basics - the minimum.   Yet I'm constantly appalled at how frequently I see dark, crooked, unflattering or out of focus photos, or photos where it would have taken another 5 seconds to better re-arrange the focal point (remove bits of distracting clutter, etc.).   Not to mention all the typos and grammatical errors I've seen in the public remarks section of the MLS.     

Once, I sold a foreclosed hoarders' house.    The inside of that home was indescribably, nightmarishly horrible.    It was definitely my toughest sale ever, for many reasons.    However, I took great care to present the property in it's best light, to the sellers' satisfaction.   Professionalism demands I give all of my clients the best service I can - spell check and photo editing are basics!    It means attending inspections and following up on all the little details, so you can count on me to deliver a successful transaction.

Agents do a remarkable amount of followup on meetings, calls, inspections, contracts and the such. Did you know that as the seller you should too? In particular, I was looking at homes this morning that have expired, or not sold in the time allotted by the listing agreement, and was struck by the fact that most of these listings had photos of the homes that were dark and out of focus. I wonder if that is a coincidence?

I don't think so. On one home in particular, there was one photo that was so dark I could not tell what it was. Do you think this makes potential buyers want to see this home?

When you entrust the sale of your home to a Realtor, please ask them to send you a link to the MLS posting of your home. You absolutely deserve and need to know what your listing looks like to other agents and buyers. Does the listing portray your home in a good light? Is it accurate? These are things sellers need to do.

In this market, homes in good condition and priced correctly are selling fast. There is just no good reason for a home that meets these criteria to expire without selling. I make sure that my photos of your listing will be clear and bright, representing your home the way it should be done.
