Should I Purchase a Home Warranty For My Louisville, KY Home? - The answer is simple...YES!!

I ALWAYS recommend home warranties for not only my buyers, but also to my sellers as well. Here in Louisville, KY a home warranty is something that is usually negotiated within the sales contract when the buyer makes an offer. There are many different kinds of home warranties but typically they are good for 1 year from closing and cost approx. $400+ depending on the options you select.

2-10 HomeTrust Home Warranty

Benefits for Seller:

-Great marketing tool for the property & gives buyers piece of mind at closing

-Typically you pay nothing until closing but you're still covered under the home warranty

-The buyer is likely going to negotiate this item in the sales contract anyways so you might as well cover yourself during the time it's listed

-Lessens the likelihood the buyer will pursue the seller if something fails or goes bad after closing

 

Benefits for Buyer:

-Protects many components such as the plumbing, electrical, HVAC, etc. for your home for 1 year following closing (you can always renew)

-You can usually negotiate to have the seller pay for the 1st year of service

-The service call (works like a deductible) is usually around $75-$125 and if the item does need to be replaced you pay nothing! (Ex: a new furnace might cost $3,000 out of pocket, but only actually cost you $100 because of the warranty...WHEWWW, Close one!)

 

Real Life Example:

I recently sold my friend a home (closed Aug. 28th) and we had the seller provide him a 1 year home warranty @ closing. The past seller is currently renting from my buyer until the end of October when he will move out. Just last week (Oct. 7th) we had a REALLY heavy rain which caused the sump pump in the basement to work on OVERLOAD and it ended up dying...good thing there was a back-up sump pump!

 

My buyer called the home warranty company which was 2-10 HomeTrust. The very next day (Oct. 9th) they sent out a plumbing contractor who replaced it on-site. The total cost to my buyer was $100, pretty sweet right?!! Can you imagine if there had not been home warranty?...What a mess that would have been!

Sean-This subject usually draws lots of comments, pro and con, with agents. I agree with you and do recommend home warranties. Only caveat is get a great service provider.
