You do not have a second chance to make a good first impression!

Recently, I was showing a client some of our waterfront condo listings in the Colonnades on our beloved Hutchinson Island, Florida.  They were all value priced because so many of the permanent and seasonal 55+ buyers have yet to discover one of Florida's best kept secrets.  Every time that I look out across the cove from our boat in our $40 a month slip in front of these condominiums in the Colonnades, I am amazed that we do not have a thundering herd of buyers checking us out! 

 

Now, if this was your view from your condo in the Colonnades on Hutchinson Island (see below) that you wanted to sell, how as a seller would you "stage" this listing?  Or, better yet, how would you ask your Realtor to show it?  While most evenings here on Hutchinson Island are similar to this, timing your showing appointments to capture it would be a little tricky!

 

However, one of the things that you or your Realtor should NOT do, is leave the storm shutters closed!   I could not believe it!  As I opened the door to this otherwise well appointed and upgraded condo, I could hardly conceal my gasp of dismay.  Instead of beautiful light streaming in from the second floor Florida room and a magnificent view overlooking the private Colonnades marina, there was only darkness!  What were they thinking?  

 

Although it was not my listing, I knew from experience that this was a great value with even a greater view but there was no way that I could verbally paint the picture that was on the other side of the storm shutters!  I tried my best but my clients opted for another condo that was well staged but without the amenities of this one.  (Shaking my head)  Why would you blindfold someone and lead them to the Grand Canyon!

 

If this is the first time that you have read our blog, my wife Pam and I, relocated to our beloved Hutchinson Island, Florida after we sold our last business.  Pam and I have been entrepreneurs for virtually all of our lives.  Back in the '80's when interest rates hit 20% we were forced to convert our advertising business to a "we will work for shares", business.  Since then we have been involved with everything from insect repellents, predator urines, lawn and garden products, grilling woods and now real estate.  Stay tuned for our newest adventure, naturally evaporated sea salt from the Caribbean!  As entrepreneurs we have an instinct for the undiscovered.  That is why we fell in love with the Colonnades on Hutchinson Island, Florida.

Wow Ken, not sure why anyone would want to keep that view a secret.  I could wind down to a sky like that every day of the week & it would never get old.
