Not all surprises are good ones ya know.

Some say they dislike surprises. However, if the surprise is typically good, I’m sure most don’t mind them at all.

So, to avoid unwelcomed surprises when purchasing a home, here are a few tips:
First and foremost, read everything! I know it sounds silly; however, you can avoid potential unpleasant pitfalls by doing so. Now just imagine if you didn’t read all documents thoroughly, and after the purchase you find a major issue with the property’s foundation or even that an item isn’t covered under the home warranty. EEEEEK! 

Next tip is to allow enough time. What exactly do I mean? In today’s “HOT” real estate markets the timeframes for you to do your due diligence seem to be more stringent.

To get a jump start on buying your new home, be sure that you’ve chosen all of your vendors and have them on standby for scheduling. This will allow more time for repairs, etc. 


The last two things you should do are; attend any inspections and follow up on the results. Many inspection reports can be provided within twenty-four hours. However, you may not have time to be shown any potential or pressing issues. Therefore, it’s uber important to meet with the vendors during any inspections. Lastly, NEVER rely on someone else to do what you should be doing. Again, I can’t stress enough how important it is to do your due diligence.
