Don’t even consider buying a condo at the Ivy Terrace in Salt Lake City until you have read this. I’m going to tell you everything that you need to know about this community and then you will be able to make an informed decision.
Overview:
The Ivy Terrace Condos are located at 450 E 100 S in downtown Salt Lake City. If you are familiar with both the area and my personal life then you will know that this is just around the corner from the apartment my wife and I lived in when we first got married. Ivy Terrace is one of the least expensive condos in the area and there is a reason for that. There are some really great things about this community and some things that you should be aware of before buying one.

Summary of the Ivy Terrace Condos:
Pricing:$95,000 up to $130,000
HOA Fee: $225 per month
Amenities: Onsite laundry facility (not the most exciting amenity but this is what you get for $100k in the city, and hey, it beats doing your laundry in the tub with a stick)
HOA Covers: Water, sewer, landscaping, basic cable, snow removal, trash removal, exterior insurance
Size: 643 square feet up to 760 square feet
Year Built: 1949
Animals allowed? Yes, if they are smaller than 20 pounds. If your pet is over by a few pounds, I’m sure you're fine. I doubt the HOA is going to come weigh your dog to confirm that it is under the limit.
Parking: 1 carport stall
FHA Approved: Yes

Now let’s get to the good and the bad about the Ivy Terrace Condos in Salt Lake City.
The Bueno (I just started learning Spanish. It’s going well so far and thanks for asking):
These are some of the lowest priced condos in the downtown SLC area and they are not creepy or gross. The location is very good in that you are very close to downtown and can easily walk just about anywhere you would need to go.
The Bad (I haven’t learned how to say ‘bad’ yet in Spanish, so, lo siento):
Ivy Terrace doesn’t have any amenities and the HOA fee is a little higher than you would expect. Also, not having laundry in the unit is a bit of a hassle. Parking is great if you have only one vehicle and don’t often have large numbers of visitors. Let me put it this way, if you have more than one vehicle and/or you have large numbers of visitors, a downtown SLC condo is probably not the best fit anyway.
Who would like the Ivy Terrace Condos in Salt Lake City?
If you are looking for a low priced condo close to downtown Salt Lake City, this could be a fit. In fact, this will be one of your only options. Luckily, these really are nice for this price and you’ll be happy there.
