All I can say is: what a summer! We expected the market to take off in 2013, but we had no idea to what degree. July saw a 27% increase in the number of home sales, as well as a 12% jump in sales prices from a year earlier. I’m blessed to have had the success myself and the rest of the Rhodes Team experienced this summer - 90 closings in August alone! With the cooler temperatures and the kids all settled in school, it’s time to brace ourselves for the fall market. I’ll be discussing some of my Collin County home selling tips to market your home in a way that will attract the most buyers.
Why sell in the fall?
People often have the misconception that the real estate market experiences a severe decline in sales with the onset of fall. While there’s a relative declination compared to the amount of sales we made this summer, it’s actually one of the best times to market your home. With less inventory available on the market, the more exposure your home gets. According to the simple law of supply and demand, it also means you’re likely to net a higher sales price. Plus, homebuyers are looking to get settled in their new home before hosting family and friends for the Holidays.
I have a few words of advice when marketing your home this fall. The following are my Collin County home selling tips:
- Ensure your gutters are properly cleaned out for showings.
- Maintain your pool, if you have one. While buyers aren’t looking to use the pool in November, they will be turned off by a green, stagnant pool.
- Keep the thermostat at an appropriate temperature. You want to make sure that people are comfortable when touring your home.
