ANAHEIM HILLS CA REAL ESTATE LISTINGS REACH A 16 MONTH HIGH

The number of homes for sale in Anaheim Hills, California reached a 16 month high, with listings rising nearly 14% between August and September 2013. Inventory also jumped by 46% on a year over year basis. However, even with the recent surge in Anaheim Hills real estate listings, it's important to note that inventory is still quite low. Another thing to remember, is the fact that some of these "home sellers" are merely testing the real estate waters, and are not truly interested in selling their home unless they can fetch a price that appeals to them. In many cases, these properties are listed well above market price, and typically sit on the MLS until the listing runs out, then the home is removed from the market entirely.

Month over month, pending home sales fell 13.9% in Anaheim Hills, and by more than 55% when compared to the number of pending sales in September of 2012. The decrease in pending sales figures is the result of the low inventory in previous months, rising interest rates, and the typical end of summer lull in home buyer activity.

Although sales figures fell 12% month over month, there was an increase in real estate sales in Anaheim Hills, of nearly the same percentage, when comparing September 2013 stats, to those recorded one year earlier. A drop in sales is common at this time of year, signaling that the summer is over, and the kids are back in school.

In September, 2013, the majority of real estate sales in Anaheim Hills, California closed at or below the original list price. Given current market conditions, this was most likely the result of over aggressive pricing. In addition, it's important to note that there was almost an equal number of homes sold at or above the list price.
