September Market Study for Davidsonville, Maryland 21035
September was a great month for homesellers in Davidsonville, Maryland. According to RBIntel's Real Estate Market Statistics, 11 homes sold in September which is up from August's 5 closed sales, which is a whopping 12% increase! Pricewise, September saw a slight decrease in the average sold price, which could have more to do with the available inventory as opposed to the market. Further evidence of this is the fact that the ratio of sold price to original list price has increased favorably by 13.27% since August. Instead of sellers receiving 85.5% of the original list price, or OLP, they are averaging 96.9%! Additionally, Davidsonville homesellers are averaging LESS days on market while getting more for their homes. Days on market in August averaged 109, whereas homes averaged only 90 days on market in September.
Inventory-wise, new listings are up from August: there were 15 new listings in August and 18 in September.
