Must Knows When “Selling Your Home”

Surprisingly selling your home isn’t as simple as some may think, even in a hot market like ours. A new report by the association of Realtors® reveals the don’ts when selling your home but I’m going to tell you the do’s so you can sell your home fast and for the most amount of money.

This new Realtor® report shows clearly how the old traditional ways of selling homes has become increasingly less and less effective in today’s ever changing market. You may be surprised to learn that nearly a full three quarters of homeowners do not get what they want for their homes and become disillusioned and worse, financially disadvantaged, when they put their homes on the market without being fully informed from an “experienced real estate agent.” Trust me when I say, you don’t want to learn the hard way that experience matters most 100% of the time when “buying or selling real estate”.

As the new report reveals, most homeowners make mistakes that end up costing them thousands of dollars. The good news is I will show you today that each and every one of these mistakes is entirely preventable.

The first Must Know when “Selling Your Home,” is: It’s imperative to hire an experienced real estate agent who has a substantial marketing budget and can be found easily when searching his or her name on the world wide web. Over 90% of home buyers will begin their search online. If your Realtor® is not marketing heavily on the internet, your home can take far longer to sell and when it does sell it may be far less than what you could have gotten if more people viewed, liked and made an offer on your home.

You may or may not know that Arizona is one of the few states that does not require an attorney for a real estate transaction. There is a lot more than you may realize that goes into buying or selling a home in our state. An experienced agent, who does this day in and day out will be an invaluable benefit to you in more ways than one. After all, buying or selling real estate is the single largest financial decision most of us will make in our lifetime.

The second, must know, when “Selling Your Home,” is: Looking at the company your agent is employed by. For example, is your agent with a local company or national? If they are national, how many countries do they have “actual offices” in? Make sure you verify this because it’s ultra-important. The reason I chose RE/MAX is because no other real estate company is present in more countries around the world and no other real estate company sells more real estate than RE/MAX. This is a verifiable fact. Arizona is home to more “global homeowners” than anywhere else in the U.S.. One in every six homes in our state is owned by a non-resident. Yes, 1 in every 6. The world wide web just doesn’t cut it here you must have offices and agents all across the world to effectively get the word out about your home and what if offers.

The 2013 REAL Trends survey reports that Sales Associates at RE/MAX brokerages averaged 17.1 transaction sides last year. That figure was more than twice as high as the 7.9 average of all competing agents in the survey.

It was also twice as high as the averages posted by national competitors such as Coldwell Banker (8.5), Century 21 (8.2), Prudential (8.1) and Keller Williams (7.3).

The third first Must Know when “Selling Your Home,” is: Quality photos of your home are a must have when selling your home fast and for the most amount of money. Remember when I said over 90% of buyers will begin their home search on the internet? If you don’t have fantastic professional pictures you have already lost one of the three most important rules when selling your home successfully. Think about it, if your looking at a blah picture of a home and a great picture of a home, which are you going to want to see?
