What is the subsidy column for? Property tax abatment? We sometimes have those but I noticed not all of your list had a figure.

Evelyn.  Thanks for asking.

The subsidy column reflects the closing cost credit from the seller to the buyer.  We would have a contract with the price stated and on another line, a cash credit at settlement from the seller to the buyer is also negotiated.

The "subsidy" helps the buyer pay their closing costs.  Everything is negotiable between the buyer and the seller.

Thanks for explaining about the subsidy. I was also wondering what it was.

It looks like buyers who asked for the subsidy came out ahead....So the secret is to ASK.

Sarah and Lester.  It's all a balancing act.  Lower offers and no cash to the buyer at closing or, higher offers and a closing credit to the buyer.  It all depends on the buyers' needs. 

Of course there will always be buyers who want to make low offers and also ask for a lot of closing assistance. 

That doesn't work for most agents.  Not for me.
