TRICK: Pricing the home right, right from the start – I fully understand and empathize with your desire to get the highest price for your property. Honestly, pricing it higher than the market conditions dictate is a mistake that costs you in the long run. Brokers know the market and they will steer their clients away from overpriced listings because there is an assumption the Seller has unrealistic expectations
TREAT: Priced right, a home will usually sell within the average days on market dictated by area statistics. A fast sale means you move on to your new adventures that much sooner!
TRICK: Putting the home in good sale condition –you do not have to update everything, replace everything or fix everything. It is best however, to address major concerns or repairs in advance of placing the property on the market
TREAT: A low cost repair you could take care of for a few hundred dollars could mean selling for a few thousand dollars higher! Replacing worn carpet for $800.00 and selling the home at full price is much better than leaving the carpet, selling at full price, but giving the Buyer back $2000.00 toward new carpet.
TRICK: Cleaning and de-cluttering – this simple act can lead to major treats in the sale department!
TREAT: Statistics prove that a clean and uncluttered home sells faster and for higher dollars! Now that’s a real SWEET TREAT!

TREAT: Pre-approval status can set your offer apart from all competing offers
TRICK: If you know the general area you want to search, let’s familiarize you with price ranges there
TREAT: When you identify “your” new home, you’ll be ready and confident about making your offer immediately
TRICK: Realistic expectations about possibility of repairs or cosmetic changes
TREAT: Deciding in advance what work you are willing to put into an existing home that may need some repair work or cosmetic changes to suit your tastes will make you more realistic about the offer you make on a home, which could be just what puts you ahead in getting your offer accepted by the Seller
