Atlanta Homes ODAT RealtyActive means Active. May I Please Express a STRONG Opinion in Atlanta? If a Listing says "ACTIVE" - it should be "ACTIVE". We need to be supportive of others in our profession. We ought to respect the time of others in our profession. What is the easiest way to do that?

In response to my inquiring voicemail - my polite voicemail, may I add - asking the Listing Agent why he hadn't changed the Status out of "Active" on a leased property, he texted back, "The owner rented without telling me and I have been asking for 10 days for the paperwork so I will be able to change the status of the Listing." I didn't reply. Hmmm... TEN DAYS????  What happened to the option of changing the private remarks as a COURTESY to other professionals?

Fast forward to this week - as I look for new options for my Buyer, that home is STILL SHOWING ACTIVE. I thought I might speak to the Agent again but, as I am the Broker at Atlanta Homes ODAT Realty, custom dictates that I speak to his Broker. The call went well. Company shall remain nameless.

I requested that the Agent be advised to change his PRIVATE remarks to say "RENTED. No longer available." or anything that would avoid others repeating the error of showing up at the home. Broker was very understanding and resolved the situation.

Resolved, yes, but at the cost of several UNNECESSARY incidents and discomforts. Wasting EVERYONE's time - none of us has more than 24 hours in a day - why waste other people's lives and cause discomfort? Discomfort for the Tenant who was interrupted from his Quiet Enjoyment. Discomfort for my Client who felt uncomfortable about interrupting the man's afternoon. Discomfort for me as the Agent taking people to a home incorrectly identified - all unnecessary!

Atlanta Homes ODAT Realty Active means Active! May I Please Express a STRONG Opinion in Atlanta? If a Listing says "ACTIVE" - it should be "ACTIVE". We need to be supportive of others in our profession. We ought to respect the time of others in our profession. What is the easiest way to do that?

Let's reach for respect in our daily lives. Let's provide each other with accurate Listing Information. Let's respect ourselves as professionals, respect for other professionals who are our peers, respect other people's Clients - general respectful behavior will benefit everyone, won't it?

PS I am told that certain REO or Foreclosure holders "dictate" that the status stay Active. Complying with that "demand" does not preclude the Listing Agent from putting something in PRIVATE remarks to clarify the status. "Highest and best date has passed." or "Awaiting Lender response on five offers." or ????? L.

Lynn - I too have run into this. I have to call every listing agent to make sure the home is available. Some get huffy about it, but I am tired of getting interest in a home only to find it was sold a week ago!

     Good morning, Lynn. 

     Yesterday I took a client to a house that was listed as Active; the MLS remarks said, "Vacant, MLS Lockbox, Go Show!".   When I pulled up, a dog (inside the house) came to the front window barking and growling.   A man opened the door and stuck his head out.  I pointed to the For Sale sign in the front yard and offered my business card.   "Well, I rented it, and they didn't take away that sign yet.  It's not For Sale anymore."  

     What an embarassment, what a waste of time.

Lynn, I do believe you said it succinctly, clearly and effectively. I would definitely take the information to the MLS Committee and report this type of nonsense! Some agents do this to gain more buyers here as they can always show them 'similar' properties in the same price range when they contact them from national sites. We are all supposed to be professionals and follow guidelines but some just...

Good job Lynn! The agent didn't think it was importantant to fix the problem, and I am sure it slipped his mind multiple times.  But it did make life more difficult for many others, so it needed correcting.

Yes, this is rampant disregard for other peoples time.  Short sales were the worst.  Our MLS allows us to report the violation anonymously and check the outcome also.  I think some agents forget the MLS is a contract from agent to agent, and they use it for leads on the internet.  Buyer calls are a benefit of leaving a property active when it is not.  Then their remarks like "sorry, I forgot" are just unbelievable.
