The summer is over and the housing market continues to move ahead in New Windsor NY. We have new homes under construction and resales priced right are selling. Where do you fit into the picture? Interest rates have stabilized for now and there are motivated sellers looking to move on. Many homes are available for choice locations. New Windsor is home to the Newburgh, Cornwall and Washingtonville School Districts providing an array of neighborhoods to choose from.

• The average list price is $274,738 (ranging from $58,000 to $569,900). The distribution of home prices remains the same. The majority of homes are in the $200,000 to $400,000 price range, with only 5 homes listed above $500K.
• There are 30 homes currently under contract
• In the month of September 2013 there were 11 homes that transferred title, which was down from 14 in August
• The average selling price was $247,700, which is approximately the same from August.
• These homes were spending an average of 165 days on the market up from 88 in July.
• In the last twelve months there were 142 closed sales with an average sold price of $234,900 spending an average of 123 days on the market.

The New Windsor NY single family absorption rate is at a 12.7  month supply and we remain in a buyer’s market. Prices seem to remain stable. There are currently 20 short sale homes on the market in New Windsor.
