New Homes: Drooling Over the Model Homes During Q4!

In the not-so-distant past I sold homes for a couple of national homebuilders. At this time in the year things get interesting, and that is because the public builders' see Q4 fast approaching. End of the fourth quarter, and therefore fiscal year, can mean big discounts for homebuyers who can close quickly. The builders want to show as many closings as they can to their shareholders. So if you are an agent, pay attention to the inventory around you! You might just find an amazing deal for your motivated buyer. And if you are a buyer, don't necessarily assume foreclosures are the best deals, consider NEW right now!

Yesterday I previewed this incredible community. I have a client flying in from northern Virginia who wants to get twice the home for his money than he would up there. He works from home so he can live virtually anywhere.

I think he's going to like this place the best because the schools are highly rated (Klein ISD) and they are very close to the community. Several of the floor plans here feature large islands.

The bathrooms are very spacious and even the guest baths have walk-in showers as an option.

pond

There is a little retention pond and a paved walking path going around it.

community

The demand in The Woodlands and Tomball areas is surging, so dozens of homes are already occupied in this community since the beginning of this year. A lot of this is due to the planned Exxon Mobil move.

It's always a good idea to bring a Realtor if you are buying a new home. A Realtor will show you recent comparables so you know you are not paying too much. The model homes and professional salespeople can be intoxicating! Someone watching out for YOU and helping you negotiate the best terms will give you peace of mind throughout the process.

Besides, who doesn't love looking at model homes?

A lot of foreclosures are no longer a good deal.  This is a time that the banks are often often asking too much for the property.
