My first day of door knocking was about three weeks ago. I’m a natural extrovert, but I have to admit that I had to work up some courage before I walked up to the first door. I’ve only door knocked four times so far, but I find that each time, I am reminded of how the overwhelming majority of people out there are decent and considerate. I’ve made contact with over 100 home owners while door knocking and I’ve only had one person who was legitimately rude to me. Even then, he was a pretty strange guy, so I’m not sure he even realized how rude he was. Anyway, my point is that the worst response I usually get when I door knock is indifference, and that’s not a huge deal, even though it can grate on your emotions over time if you let it. But that’s one thing that we as salespeople have to train ourselves to deal with. After all, if a salesperson can’t deal with a prospective client’s indifference or lack of interest, he or she might want to rethink their sales ambitions.
Anyway, back to my first day at door knocking... Before I report on my results, here’s the basic script I use when I door knock: “Hi, I’m Darren Robertson with Keller Williams Realty - I’m just introducing myself to the neighborhood. I was curious – have you thought about selling your home in the next few months because of the low inventory of homes for sale in this area?” Usually, they say “no,” so I ask “Is it something you might think of doing in the next 12 months because of the unique opportunity for home sellers?” Usually, I either get a “no” to this question as well, or a response that indicates they might think of selling in the next couple years. At this point, I say something like “I keep of lot of people in this area updated on market activity. If you’d like, I could send you a free monthly report on the value of your home.” If they say “yes,” I ask for their email address and phone number.
As you can see, at worst, this is a great way to build your database, and at best, it’s a great way to find qualified seller leads for your business.
On my first day of door knocking, I knocked on about 100 doors and 33 people answered the door. No one ended up being a hot seller prospect, but I got to know five new people who asked to receive real estate market updates from me. Not a bad first outing...
