At the end of 2006 I started to explore the possibilities of having an IDX link on my Hawaii Real Estate personal homepage. If you are not familiar with that (or if your local board does not support it) an IDX is a link that allows clients to search for available listings. My IDX is linked directly into the Honolulu Board of Realtors website so that clients can get the most up to date about Oahu, Hawaii Real Estate and accurate information. Once someone searches and finds properties, then they, at their willingness, can set up an account and begin to store properties. I have full access to see what they are looking for and the particulars of the property they looked at. Best of all and what makes me the most proud is that the site is free to use and there is no personal information necessary to give.
I have established my own personal website that I mange myself and change as I like. My website also has a "counter" on each page. Since installing the IDX link on my site, the hits have been very, very good. I know that people are using it now and it will eventually pay for itself. There has only been one solid lead so far (only been active for 2 weeks) and they actually put in a legitimate email address and phone number! I am happy with the results so far.
Most "home searches" that are offered by other sites either require a name, email address, phone number etc...in order to begin the search. Do you think people are really wanting to do that? I have even seen some that ask you all your search criteria such as bedrooms, bathrooms, square footage etc...and once you go through putting in the info, you are told "sorry, this feature is only for our members but you can become a member by filling out the application for no charge". Yuk!
If you dont have an IDX link and are waiting for someone to tell you how good it is, just check out my website and see for yourself, no strings attached of course :) It really is a great thing!
