I looked up the mls for real estate activity in Warwick township in September 2013.

I looked for residential listings sold in September . This does not include homes not listed, commercial and multi units . It is deemed to be correct but subject to errors and omissions.

There were 19 homes that settled in September 2013.

The average original list price was $ 339,468

The average last list price was $334,247

The average sale price was $322,937

Highest sale price was $620,000

The lowest sale price was $ 188,000

The average days the homes were marketed was 59

The average settled price to original price ratio 95.19

The average settled price to last list price ratio is 96.62%

The homes were priced high and sellers had to reduce price as seen from ratios.
