Bad Real Estate Photography:  Boy Do People Notice!

This past weekend, I took a two-day class on digital photography at Birmingham School of Photography.  I figured it was about time I learned how to operate the Nikon D3100 that I bought myself as a Christmas present last year.

Anywho one by one, the students in the class told what kind of pictures they would be taking most.  And as each described their intent, the rest of the class ooohhhhed and ahhhhed with the utmost affection and then moved on to the next student.

But noooooooooo, when I stated that I would be using my to take better photos of my real estate listings, the "entire" class began to talk at once about the awful real estate photos that they see online.  I couldn't help but laugh and as a matter of fact, I chimed in with the rest of them.

Bottom line is this, for those that take terrible real estate photos and actually upload them to the MLS, you may not hear about how badly people talk about those terrible photos, but trust me they notice.  So here's the deal, even with a point and shoot camera, real estate agents can render decent pictures of their listings.  There really is no excuse for bad photos and when you take a ton of photos of the subject property, you can weed out the bad ones when you upload to the MLS.  You don't have to upload the bad pictures just because you've taken them.

Now for the fun part, I'm showing off my work below from the class this weekend.  (Remember I'm a DSLR beginner;-).

When I see bad photos on the MLS, I often wonder whether or not the sellers of those homes are even aware of how poorly their homes are being represented.

Those are beautiful pictures Charita! And so true that when people see lousy photos online they not only notice, but make some judgements about the home being marketed....and the agent marketing poorly.

Good morning, Charita!  I love your pictures - awesome!  There is no excuse for taking poor pictures of the homes we list.  Good lighting, proper angles and many other things  are important.

I see horrible ones on MLS, very dark, taken with dishes sitting on the kitchen cabinets, and once with unmade in the master bedroom.

I see pictures of the front of the home facing straight at the front of the house, and should be shot an an angle.

Providing excellent pictures is an important part of our marketing.

It is funny that the real estate person talking the bad photos often doesn't see them as bad. Open closets, unmade beds, clutterred counters, etc., all make it easy for consumers to comment.

Kerry I can't even begin to imagine that homeowners know about the bad photos of their homes.

Steven I have been know to upload lower quality personal photos on my Facebook page, but when I takes photos of homes, I generally just select the best of them to upload.

Kathy I tried learning on line, but it was nothing compared to the hands-on experience that I received over the weekend.

Thanks Nancy and for sure poor photos play a huge part in why some homes don't get shown.

Thanks Barbara when it comes to real estate, some agents take "point and shoot" to a whole new level.

Oh I think they realize it alright.  I think they just don't care.

Charita-I've noticed that the professional photographers take a lot more pictures than the use for a publication. So even they recognize the benefits of over sampling.

Those are gorgeous photos!!! I love the way you captured the water in those two photos! I would love a DSLR...one of these days. In the meantime, I try to take the best photos possible and used various editing tools to improve them, if necessary.

Oy the photos online are simply atrocious sometimes. Your photos look beautiful, the colour in the pink flower is really something else, it looks gorgeous.

Charita, When I took a photography class the same thing happened. The class members kept saying how awful the photos they see online are.

Great pictures!  I am so envious that you took a photography class.  That is on my bucket list (after kids get out of college).  I really really wanted to take great photos of my listings. And then I realized I am not a great photographer. So I pay for the best.  Thanks for the pictures and the blog. Love the flowers!

Charita, photos are the most important tools we have as Realtors.  I use a professional to take photos.  Your photos are gorgeous.  The crystal clear photo of the falls is my favorite.

Charita, good for you!  And I must say that there are some AR bloggers who brag about how great their MLS photos are, and they're anywhere from just awful to really, really awful.  If you don't have someone on staff to take professional photos, I think it's really important to take a class or two.
